Buying an investment property in the GTA

I help you look at a property's real numbers calmly and honestly, compare areas and property types, and decide at your own pace. No hype, no promised returns.

How I help investors

I help you find properties that fit your goals and budget, look at the real figures for a specific property, compare areas and property types, make a confident offer, and get to closing. I do not promise returns.

The numbers for a rental matter more than the story. We start with what you want from the property and what you can spend, then we look at real rent and cost figures for a specific home before you decide anything.

My promise to investors

Honest advice, no pressure. Jafar Fathi, Sales Representative, Right at Home Realty Brokerage.

Who this page is for

People buying a first or additional property to rent out or hold, who want honest numbers and no hype. If you are nervous about making the wrong call, that is a good reason to go slowly and look at the real figures first.

Common questions and worries

It is normal to feel unsure before buying an investment property. Here is how we work through the most common concerns.

Will the numbers work?

That depends on the property, the rent it can earn, your costs, and your goals. I help you gather the real figures for a specific property so you can make your own call, and I will tell you if one does not look like a fit.

What costs am I missing?

Beyond the purchase price and down payment, plan for mortgage payments, property taxes, insurance, maintenance and repairs, condo fees if any, utilities you would cover, and time without a tenant. We walk through these together.

Condo or house?

Each has trade-offs. Condos can come with monthly fees and a status certificate to review. Houses can mean more upkeep. I walk through the trade-offs for the specific properties you are considering so you can weigh them.

Is it too risky?

Rents, prices, costs and mortgage rates can all change, and nobody can honestly promise a result. We look at the real numbers for the property, and you decide what level of risk works for you, with no pressure from me to move fast.

Rules and advice from other professionals

Ontario has rules for landlords and tenants, and rules for taxes on rental income, and these can change. Check the official Government of Ontario information for the current rules, and speak with a lawyer and an accountant about your situation. This page is general information, not investment, tax, legal or mortgage advice.
