Question 1

Where do I start?

Accepted Answer

We start with a free chat about your goals, your budget and your timing. Then we look at areas and homes that fit, and you decide when you are ready.

Question 2

Do I have to buy or sell right away if we start talking?

Accepted Answer

No. A free chat comes with no pressure, and you decide when you are ready. Waiting can be the right call, and I will tell you so honestly.

Question 3

Which areas do you work in?

Accepted Answer

I help buyers and sellers in Toronto, Markham, Vaughan, Richmond Hill, Aurora and Newmarket. See the Neighbourhoods page for more on each one.

Question 4

Do I pay you as a buyer?

Accepted Answer

Before we work together, we sign a written buyer representation agreement. It spells out how I am paid, who pays, and any case where what you owe could change, for example if the seller's side does not cover the full amount. I go through it with you, and you can ask me anything before you sign.

Question 5

How much down payment do I need?

Accepted Answer

It depends on the purchase price and your situation, and the rules can change. A mortgage professional can give you the exact number for your situation, and I am happy to introduce you to one if you would like.

Question 6

I am renting now. Should I buy?

Accepted Answer

It depends on your income, savings, how long you plan to stay and your monthly costs. The price-to-rent calculator gives a rough starting point. It is a rule of thumb, not financial advice, and it leaves out your mortgage rate and closing costs.

Question 7

How are you paid when I sell?

Accepted Answer

Before we work together, we sign a written listing agreement. It spells out how I am paid, who pays, and whether any other brokerage may be paid, so there are no surprises. I go through it with you, and you can ask me anything before you sign.

Question 8

Can I get a free home evaluation?

Accepted Answer

Yes. Ask for a free home evaluation and I will get back to you.

Question 9

Do you give mortgage, tax or legal advice?

Accepted Answer

No. I am a real estate sales representative, not a mortgage broker, an accountant or a lawyer. I am happy to introduce you to professionals if you would like, and I will help with the property side.
