Navigating your first purchase in the GTA is simpler when you break it into plain steps. From getting your numbers clear to collecting your keys, having steady guidance keeps the process calm.

We walk through each phase together: clarifying your budget, choosing an area that fits your daily life, finding homes that match your criteria, making a confident offer, completing conditions, and preparing for closing.

Common questions and worries

It is completely natural to have questions when buying for the first time. Here is how we address the most common concerns.

Will I make the wrong choice?

It is normal to feel nervous. We start with your budget and daily life, compare neighbourhoods before looking at individual homes, and take the time you need to feel confident.

Do I have enough?

Every buyer situation is different. A mortgage professional can give you exact figures for your income and savings, and we go through the full picture together.

What costs am I missing?

Plan for items beyond the purchase price, including down payment, land transfer tax, legal fees, closing costs, and moving expenses. We map these out upfront.

Is now the right time?

Market conditions, mortgage rates, and your personal readiness all matter. If waiting is the right decision for your situation, I will tell you so honestly.

Before you buy: questions to think through

Consider these practical check-in points before beginning your search.

  • Do you expect to stay several years?
  • Are your income and work stable?
  • Will you still have savings after you buy?
  • Are the monthly costs of owning manageable for you?
  • Does the home fit your future needs?
  • Do you value building equity over the long term?

If most of these feel like a yes, buying may make sense. If not, waiting can be the right call.

What to expect, step by step

Five clear milestones from your initial planning session to closing day.

  1. 1

    Get your numbers clear

Work with a mortgage professional to understand your borrowing capacity and total budget. I am happy to introduce you to one if you would like.

  2. 2

    Choose the area

Focus on community characteristics, transit, schools, and day-to-day commute before falling in love with a specific house.

  3. 3

    Look at homes that fit

Tour properties that align with your confirmed budget and priorities, comparing features objectively without feeling rushed.

  4. 4

    Make a confident offer

Put together an offer with clear conditions and terms, so you can decide with confidence.

  5. 5

    Get to closing

Complete home inspections, satisfy financing conditions, finalize legal paperwork, and collect your keys on closing day.

Land Transfer Tax and first-time buyer rebates

Purchasing property in Ontario involves provincial land transfer tax, and properties located within Toronto are also subject to municipal land transfer tax. First-time buyer rebate programs may exist at both provincial and municipal levels to help offset these costs. Because eligibility requirements, limits, and rules change over time, check the official Government of Ontario and City of Toronto pages for current details, and we can review how they apply to your purchase together.

When you buy with me

When you buy a home to live in as your primary home, and your purchase closes with me, I pay for a one-year home warranty plan for you. It protects you against unexpected breakdowns of major appliances and home systems after you move in.

The home warranty plan is offered only to buyers purchasing a primary home. The pre-listing home inspection is offered to sellers. Both are offered and paid for personally by Jafar Fathi. They are not offered, paid for, or guaranteed by Right at Home Realty Brokerage. Details are available on request.
